FLEETWOOD – FRASER HIGHWAY AND 88TH AVENUE STRIP CENTRE

This 1.7 acre site presented a number of opportunities and significant challenges. The triangular shaped site sits in the middle of three major arterials; the Fraser Highway, 88th Avenue and 156th Street. While enjoying superior exposure, the high volume roads created difficulty in locating suitable access points that needed to be addressed. Additionally the triangular shape of the site created the need for unique solutions to the architecture, floor plans, parking and circulation and the integration of the Shell Gas Bar who were an integral part of the development. With no ‘back side’ to the development because of the surrounding streets the treatment of the practical issues of loading and dumpster location and screening became vital to the centre’s presentation.
Ultimately all of these issues were resolved to the complete satisfaction of the major tenants Shell/Circle K and Tim Horton’s. The 16,471 sq. ft. centre remains a landmark along the Fraser Highway with Shell and Tim Hortons continuing their presence at this site and enjoying the superior location it provides.
