MAJOR MULTI-TENANT INDUSTRIAL BUILDING

As one of the largest industrial building developments in the Mitchell West Industrial Park this property was challenged with a number of requirements from the City of Richmond which had to be addressed to ensure the successful completion of the development without incurring unnecessary restrictions that might have limited the viability of the new build.

The site includes a large environmental compensation area.  Mapping of that area identified significant differences in the foreshore boundary that had to be corrected through a complicated subdivision process.  The transfer to the Crown was made more difficult as the lands in question were also in the Contaminated Site Registry.   Through a cooperative approach with the MoE, FLNRO and the City of Richmond our firm was able to secure the necessary subdivision approval to correct the situation.

Additional issues regarding the City’s request for a dyke right-of-way that would have unnecessarily encumbered the site was also resolved in favour of the land owner.
