SINGLE FAMILY SUBDIVISION IN AGRICULTURAL LAND RESERVE

A subdivision anomaly with the original subdivision plan that created two residential lots within the Agricultural Land Reserve required a new subdivision application to the City of Richmond and the Agricultural Land Commission.  In addition a Development Permit was required to address adjustments to the existing Environmentally Sensitive Area designations that encumbered parts of both lots. 

To complete both applications we provided a detailed Environmentally Sensitive Area Analysis Report, Arborist Study and a detailed tree replacement plan and Environmentally Sensitive Area compensation and rehabilitation plan.   

Subsequently one of the parcels decided to farm the rear portion of the lot rather than keep it as an Environmentally Sensitive Area and we prepared a detailed analysis of the farm capability and a Farm Plan to convert that portion of the property into a blueberry farm operation.
