CLIENT: RIVER HOUSE MARINA

The expansion of this existing marina on the banks of the Fraser River to include a new Restaurant and Marine Pub provided a multitude of unique challenges.  The site sits outside the river dike had to be removed from the Agricultural Land Reserve, the result of a mapping anomaly going back to the original creation of the Agricultural Land Reserve.  It was also necessary to resolve several historic survey anomalies that dated back to the late 1800s which also necessitated some unique solutions for legal access to the property that had not previously existed despite the long-term use of the land.  Servicing also became a major problem particularly provision of adequate water access for firefighting.  A one-of-a-kind solution involving engineering a dual-purpose boat launch ramp to allow for the Fire Department pumper truck to access the river water ultimately resolved the issue.

Specific requirements also had to be met to ensure the acquisition of the Marine Pub license as well as provide for the new waterfront restaurant and retaining the existing residence on the property.
