This 90 acre parcel in east Richmond stretching along the Fraser River provided a blank canvas for an aggressive and comprehensive master planned community. The Village would centre on a retail core which would include promenades with restaurants and retail outlets extending out into the river. The buildings would have a delightful marine/industrial character throughout the Village.
A generous mix of residential uses including apartments, townhouses and single family homes would populate the site all interconnected by landscaped walkways, bike trials with a minimum intrusion by vehicles. Large open landscapes courtyards would highlight each residential complex. Marinas located along the river would anchor the nautical theme and be enhanced with a large waterfront park for residents and visitors to enjoy.
Provisions were also made for a school site and large community park and the preservation of a large environmentally sensitive area. An industrial area along Westminster Highway, buffered from the residential uses, would balance the large number of residences and provide employment opportunities for the residents.
