Appraising properties in developing urban corridors such as the Shawn Oaks site on Oak Street requires information not always readily available as comparables don’t always exist.  In these instances we are able to assist the appraisers by creating high level land use plans that identify the likely achievable land use densities, potential mix of uses, floor space ratios and building forms.  From these concept plans we can often provide off-site construction cost estimates and identify potential development complications and other opportunities.  

These plans can also be used to meet with city planning staff to review the concept to ensure that the suggested development would meet with their approval and meets the overall planning criteria, further enhancing the certainty surrounding the appraisal.

The concept plan allows for the order of magnitude construction cost estimates and in some cases income stream calculations all of which enhances the accuracy of land value appraisals.
