MUNICIPAL EXPROPRIATION FOR PARK

RICHMOND, B.C.

CLIENT:  GEORGE STRUCK & NORMAN & ROSANNE WALDEN

As part of the West Cambie Neighbourhood Plan our Client’s property was designated for ‘Park’ despite all of the surrounding properties being designated for townhouse and apartment use.  Despite the designation, the City of Richmond made no offer to purchase the two parcels so we were engaged to make an application for a townhouse project.  The City refused to process the application so we proceeded to pursue the City to complete a purchase at fair market value as a multi-family residential site.

Changing Municipal and Provincial regulations regarding property designations in Official Community Plans made it extremely difficult to force the City into a property purchase but eventually the land sale was completed.
