OAKWAY TOWNHOUSES

The development of the Oakway Townhouse site is an important step in the redevelopment of the aging core of the City of Langley and presented multiple challenges.  The site was being dramatically underutilized with its existing 14 townhouse units.  The proposal to redevelop the site with 23 new three-story ground oriented townhouse units with modern architecture and a lively street front presence was well received by the City of Langley.  Roof top patios, attractive outdoor amenity spaces and individual decks and patios all enhanced the projects appeal. As part of the approval process, it was necessary for Dagneault Planning to coordinate a complete set of studies including geotechnical, arborist, engineering, traffic and a Crime Prevention Through Environmental Design (CPTED) Review.

As a redevelopment of existing homes the relocation of the existing tenants in a supportive fashion was paramount.  Consultation meetings with the existing tenants both in groups and in individual meetings were held very early in the planning process to allow the tenants and developer to refine a relocation incentive package of rent abatement, relocation costs and assistance, agreements for tenants to return to the project following construction and other forms of support.  Ultimately all tenants found alternative accommodations well before any demolition was scheduled to begin.
