The redevelopment of industrial ‘brown sites’ presents a wide variety of problems to be resolved. This project involved a site previously used as a gravel pit in an area that was considered to have unstable slopes. Our firm created a team of specialists to study the area and prepare a plan that identified and addressed all of these issues.
The potentially unstable slopes were addressed by geotechnical engineers with intensive testing, drilling and monitoring of ground water movements. Environmentalists addressed sensitive wetlands and daylighting creeks as well as wildlife corridors, bird nesting and a raptor survey. Arborists analyzed the existing tree health with recommendations on preservation as well as removal. Off-site, traffic and access from the adjoining busy street was a major issue addressed by traffic engineers. Finally, extensive community consultation was completed with several meetings with immediate residents as well as the community at large.
