The location of this 12 unit townhouse site on the busy Mount Seymour Parkway created a number of challenges to the maximization of the development on the site. Access was limited to a dedicated but unconstructed lane which had often become the de facto extended backyard of neighbours. Addressing this issue and traffic concerns of the residents in a seniors’ complex adjacent to the lane necessitated extensive community consultation and commitment to mitigating effects of the development.
The site also had an important environmental park area adjacent to the site that required significant study to ensure the development would not create negative impacts on the community amenity.
