BARON CAROL VON MACKENSEN HOUSE

SURREY, B.C.

CLIENT:  SALUTE ENTERPRISES LTD./TOWNCOR DEVELOPMENT CORP.

The Baron Carol von Mackensen House, built in 1904 by a German Aristocrat, is one of the most valuable historical homes in the north Surrey Port Kells area according to the municipality.  The unique architectural style has made it the focus of a concerted effort to have it designated as a Heritage Home.

Our challenge as the prime consultant was to create a land development scenario that would allow the City to preserve the structure while allowing the developer to economically develop the remainder of the property for industrial uses.

Through protracted negotiations with the City staff and the Heritage Advisory Committee a land use plan was developed accommodating the preservation of the house using a number of development incentives that allowed the developer to create a plan that compensated them for the negative impact of the preservation.
