HIGHWAY EXPROPRIATION – 16000 BLOCK FRASER HIGHWAY

SURREY, B.C.

CLIENT:  RICK STRUTINSKI

The widening of the Fraser Highway through parts of Fleetwood created a significant negative impact on an operating car sales lot.  The expropriation of property from the front of the site eliminated much of the display space and exposure vital to the successful operation of this type of business.  The Client believed the Province was not adequately compensating them for not only the loss of the land but the impact on the business.

Our analysis of the importance of the exposure and display space lost and a valuation of that to the business as well as the value of the physical land expropriated resulted in the owner receiving significantly more for their lost land than originally proposed by the Province.
